As a homeowner, you are responsible for the internal and external maintenance of your property, along with your share of costs for any common areas.

You are responsible for:

  • All repairs and maintenance to your individual property
  • Paying common maintenance and service charges
  • Reporting any common repairs or maintenance issues
  • Keeping shared areas clear, clean, and tidy
  • Updating your contact details with the Association
  • Carrying out repairs to prevent damage to the building or neighbouring properties
  • If you are letting out your property, please provide us with:
  • Contact details for your tenant or letting agent;
  • Correspondence details for factoring information and invoices

Please note: All charges related to common repairs and factoring are the responsibility of the property owner. Any enforcement action for non-payment will be taken against the owner.

Here is a summary of typical costs associated with owning and running your home:

  • Mortgage repayments
  • Repairs and maintenance (including factoring charges)
  • Council Tax
  • Utility bills (heating, lighting, water)
  • Contents insurance
  • Fittings and furniture (these are the owner’s responsibility)
  • Selling Your Property

Please notify us as early as possible so that we can:

  • Terminate your factoring account
  • Inform the new owner of their responsibilities
  • Provide your solicitor with the necessary documentation

We will require:

  • The date of sale
  • Details of your solicitor
  • The name and contact details of the new owner and their solicitor

Upon termination, we will:

  • Apportion shared charges up to the date of sale
  • Refund any float paid
  • Issue a final bill or arrange a refund, as applicable

Common Charges

If your property is part of a block of flats or shares common land, you are responsible for a proportion of the costs for maintaining those areas (e.g. close cleaning, landscaping).

Charges are calculated based on your title deeds, or in some cases, under the Tenements (Scotland) Act 2004 and the associated Tenement Management Scheme.

We issue factoring invoices twice a year:

  • May invoice: Covers 16th November – 15th May
  • November invoice: Covers 16th May – 15th November

To maintain a responsive service, we ask that invoices are paid within 14 days of the issue date.
